Common questions
A home inspector gave me a long list. Does all of it have to be fixed?
Almost never. An inspection report mixes genuine code and safety items with maintenance notes and recommendations, and they carry very different weight. The first thing we do is separate what a code official or a lender will actually require from what is simply worth knowing, so you are negotiating from facts rather than from the length of a list.
What happens with work a previous owner did without a permit?
It depends on the jurisdiction and what the work was. Sometimes it can be inspected and permitted retroactively; sometimes it has to be opened up so the concealed work can be seen; occasionally it has to be removed. We find out which before you spend anything, because the answer changes the cost by an order of magnitude.
Do you pull the permits, or do I?
We do, for the work we are doing. Homeowners can pull their own permits in most jurisdictions here, but it makes you the responsible party for the inspections and the corrections, which is rarely what people want once they understand it.
Does code work delay a closing?
It can, and the delay is usually the inspection calendar rather than the labour. That is the main reason to start with the sorting step — knowing on day one which two items are on the critical path is worth more than starting all of them at once.
